The Secret to Predicting Your Brokerage’s Performance
People often ask me, “Wayne, how do you predict the future so accurately?”
It is simple:
- Experience counts. I’ve spent 41 years in real estate, 35 of those leading large companies and 23 coaching some of the most successful brokerages in North America. After four decades in this industry, there is almost nothing I haven’t seen.
- History repeats itself. Markets rise, fall, plateau, and then do it all over again. Watch closely, and the patterns are unmistakable. History is our teacher and it gives us the confidence to predict the future.
Most Brokers Are Looking at the Wrong Numbers
Here is what most brokers do wrong: they focus on market noise. Days on market, inventory levels, average sale prices, interest rates, consumer sentiment, all interesting, but none of them actually determine your revenue.
The only thing that matters is the number of transactions that occur in your brokerage. Everything else is distraction.
And that is why predicting next year’s success comes down to just two numbers.

Number One: Total Market Transactions
The first number you need is the total number of transactions expected in your market in 2026.
This number determines your revenue, capacity, and the overall challenge of the environment. Here is the reality: while everyone hopes for a market rebound, next year will likely remain low-transaction, with only a modest increase of 6 to 7 percent.
There is a real estate rule every broker owner should know. After a low-transaction market, it usually takes five years to return to mid-levels.
For example, after the 2008 crash, the U.S. market did not recover to 5 million unit sales until 2013. Today we are hovering around 4 million. Canada mirrors this pattern at roughly one-tenth of those numbers. So no, we are not heading back to pre-pandemic levels in 2026, but that does not mean profits are out of reach.
Number Two: Your Market-Adjusted Margin Target
The second number is your margin target adjusted for the market. Most brokers misunderstand this completely.
Profit is not fixed, it fluctuates with market conditions. Low-transaction years are often the most profitable years for brokerages that know how to adjust.
Consider 2025. Despite a tough market, with roughly 4 million U.S. and 450,000 Canadian transactions, our best-practice brokerages still achieved over 30 percent profit margins. Thirty cents on every dollar went straight to the bottom line.
For 2026, I have set the market-adjusted margin target for our coaching members at 25 percent, realistic, achievable, and necessary to stay ahead of competitors.
